Liquid termiticide creates an immediate continuous barrier and is the right call for confirmed active infestations or buildings with dense foundation perimeters where bait stations would be impractical. Bait stations are better for long-term monitoring, for buildings where trenching and injection would disrupt landscaping or hardscaping, and for structures with complex foundations. For high-value commercial properties, we often recommend both — liquid for initial knockdown and bait stations for ongoing monitoring and early-warning detection.
How do I know if my commercial building has termites right now?+
The most common signs are mud tubes running up foundation walls from grade to the sill plate, swarmer wings collected near windows or light fixtures in spring, soft or hollow-sounding wood in structural framing, and small holes with fine sawdust-like frass near wood contact points. Most commercial termite activity is discovered during routine inspections rather than by obvious visible damage, which is why structures without monitoring programs typically do not catch infestations until the damage is significant.
Will the treatment disrupt my tenants or daily operations?+
Disruption is minimal and scheduled around your operations. Bait station installation takes a day and happens entirely on the exterior landscaping — tenants and customers never see a closure. Liquid termiticide application along foundation walls is also primarily exterior work, with any interior crawl-space or expansion-joint injection coordinated with your facilities team during off-hours. Do you handle pre-slab treatment for new construction?+
Yes, and this is the most effective point in a building lifecycle to install termite protection. Pre-slab treatment involves applying a liquid termiticide barrier to the soil before the concrete is poured, treating the footprint of the slab and the exterior perimeter. We coordinate with general contractors to schedule the application between the final grade and the concrete pour without delaying the build schedule. Documentation of the pre-slab treatment is typically required for occupancy permits and lender closings.
How often are bait stations actually monitored?+
