Built For Old Town

We know Main Street's historic stock — building by building.

Old Town Carmel doesn't operate like the newer corridors west and east. The building stock along Main Street and 1st through 3rd Avenues is largely pre-1920 — brick foundations with limestone sills, wood-frame load-bearing walls, plaster-on-lath interiors, and basements that were never designed to keep mice out. Independent retailers, small-format restaurants and pubs like Donatello's and Bub's, B&B operators, art and design studios in converted homes, and professional offices in historic buildings all share the same underlying structural pest reality.

That reality shapes the program. Mouse activity in October through February is near-universal in Old Town's pre-1920 stock — foundation gaps, utility penetrations, and basement bulkhead doors give them a dozen ways in. Carpenter ants work the damp sill plates on wood-frame buildings every spring. Drain flies are a year-round issue in the basement-served pubs. Birds loaf on the historic facades and church roofs. None of this is a surprise — but it takes a tech who understands the building type to handle it without damaging character.

ProTech is owner-operated and 100% commercial. Your Old Town storefront, pub, B&B, or studio gets the same in-house tech every visit — someone who actually knows your building's quirks, writes them down, and carries them forward. No call center, no rotating subcontractors, no upsell scripts.

Pest Pressures in Old Town Carmel

What Old Town operators actually face.

Pressure specific to pre-1920 historic commercial stock along Main Street and 1st through 3rd Avenues — what we see on service calls, by building type.

House Mice
High
Pre-1920 brick foundations, basement-served pubs, historic conversions

Mouse intrusion is near-universal in Old Town's historic commercial stock October through February. Foundation gaps, utility penetrations, and basement bulkheads give them a dozen routes in. Exclusion matters more than bait.

Carpenter Ants
High
Wood-frame historic buildings, damp sill plates, porch conversions

Spring swarms drop out of historic sill plates and window casements every year. Wrong product (repellent sprays) fragments the colony — non-repellent non-repellent baits and direct-inject treatments are the actual fix.

Drain Flies
High
Basement-served pubs, Main Street restaurants, historic-kitchen floor sinks

Old Town's basement prep kitchens and floor drains harbor biofilm that most surface cleaning never touches. Brush, foam, and bio-enzymatic treatment at the drain is the real fix — not aerosol knockdown.

Bed Bugs
Medium
B&Bs, boutique lodging, apartments above Main Street retail

Lower volume than downtown Indy hospitality, but higher stakes — one discovery in a 6-room B&B can take 15% of your inventory offline. Aprehend® keeps rooms bookable through treatment.

Pigeons & Starlings
Medium
Historic facades, church steeples, Main Street awnings, trail-adjacent rooflines

Loafing and roosting on historic ledges, bell towers, and awnings drives sanitation and facade-staining issues. Spikes and netting, not sound deterrents.

Odorous House Ants
Medium
Basement walls, salon break rooms, retail back rooms

OHAs form supercolonies inside historic wall voids. Repellent sprays fragment them and make things worse — non-repellent baiting is the standard protocol.

Subterranean Termites
Medium
Older Main Street wood-frame stock, porches, sill plates

Active termite pressure persists in Old Town's pre-war wood-frame buildings. Annual monitoring beats reactive treatment after damage is visible.

Yellowjackets & Paper Wasps
Seasonal
Historic eaves, church courtyards, trail-side dumpster corrals

Late-summer wasp pressure builds in historic eaves and ornamental woodwork. Removal timed around event bookings and weekend traffic.

Old Town Carmel Pest Calendar

Old Town's pest calendar runs mouse-heavy October through February as pre-1920 foundations leak heat and rodents move indoors, carpenter ant swarms peak April–June on the wood-frame stock, drain fly activity stays steady year-round in basement-served pubs, bed bug pressure climbs May–September with B&B travel season, and wasp activity builds August–October on historic eaves. Planning a program against that rhythm is how Main Street operators stay ahead instead of reacting to issues.

Why ProTech

What Old Town operators get with us — and don't get with national chains.

01

100% Commercial

No residential side-jobs. Every hour of our week is commercial pest management — so the structural calls on historic brick, wood-frame sill plates, and basement-served kitchens are built for Old Town operators, not homeowners.

02

Historic-Building Expertise

We've been inside most of the pre-1920 commercial stock on Main Street at this point. We know where the mice come in, where the carpenter ants nest, and which drain is always the drain fly source — because we've already diagnosed it on the building next door.

03

Aprehend® Bed Bug Specialist

We carry one of the few active Aprehend® certifications in the Indy metro. For Old Town B&Bs, boutique lodging, and above-retail apartments that need bed bug elimination without pulling a room offline, this matters.

04

Discreet, In-Person Service

Old Town runs on relationships. Your service is handled by the same in-house tech every visit — no call center transferring you, no regional dispatcher, no rotating face behind the clipboard.

05

No Subcontractors

Every service call in Old Town is run by an in-house ProTech technician. Same accountability, same notes, same owner you can text. A national chain can't match that.

06

No Forced Contracts

We earn the account every month. You can cancel. We just think you won't — because you'll see what commercial pest management actually looks like when it's done by someone who knows your building.

Our Process

How we protect your Old Town business.

01

On-Site Inspection

We walk your building — foundation, basement, sill plates, kitchen drains, mechanical penetrations, attic access, roofline. Document conducive conditions specific to your historic Main Street address.

02

Custom Pest Plan

Treatment selection and service rhythm built around your building age, vertical, hours of operation, and the specific pressure your Old Town location actually faces.

03

Targeted Treatment

Low-toxicity, targeted products in the right places — voids, drains, harborage, exterior perimeter. Scheduled outside your service and retail hours.

04

Monitoring & Reporting

Ongoing monitoring stations, every-visit documentation, trend tracking, and Hamilton County Health Department-ready reports. You always know what we did and why.

What Old Town Operators Say

Commercial operators across Main Street and the Avenues.

★★★★★
Our pub had a drain fly issue the previous company kept spraying for eighteen months. ProTech pulled a floor-drain cover, showed us a half inch of biofilm, brushed and foamed it, and we haven't had a fly call since. That's the whole story.
Owner
Main Street Pub, Old Town Carmel
★★★★★
Bed bugs turned up in one of our B&B suites the Thursday before a booked weekend. ProTech ran Aprehend® Friday morning, the room stayed bookable, and the guests checked in Saturday. No other company in town was going to solve that on that timeline.
Innkeeper
Historic B&B, Old Town Carmel
★★★★★
Carpenter ant swarm came out of a sill every April for three years. The national chain we used sprayed the outside perimeter each spring and called it done. ProTech actually found the satellite colony in the wall, treated it, and we've been clean for two seasons.

Frequently Asked

Commercial pest questions — Old Town Carmel edition.

Why do we keep getting mice in our Old Town brick building every fall?
Pre-1920 brick commercial stock in Old Town wasn't built to modern rodent-exclusion standards. Mortar joints settle, utility penetrations from gas/electric/telecom retrofits leave gaps, basement bulkhead doors rarely seat tight, and the fieldstone foundations common to the era have stone-to-stone voids mice can thread. Every October through February, those buildings pull mice inward as outdoor temperatures drop. The actual fix is exterior exclusion — sealing penetrations, installing door sweeps, backing up bulkhead gaskets — combined with interior monitoring. Bait alone never solves it on a historic building.
Can you handle bed bugs in our B&B without canceling a booked weekend?
Yes — this is exactly what Aprehend® was designed for. It's an EPA-registered biopesticide we apply as a thin, near-invisible band along baseboards, bed frames, and harborage points. Bed bugs walk through the band, contract the fungal spores, and die over 5–10 days. The band stays active for up to three months, killing any eggs that hatch into it. No furniture removal, no linen mountain, no four-hour evacuation. Most Old Town B&B rooms we treat can stay bookable through the weekend — critical when your inventory is six rooms deep.
Why do carpenter ants swarm out of our historic wood-frame building every spring?
Carpenter ants excavate moisture-damaged wood for nesting — and Old Town's historic wood-frame stock has plenty of it. Sill plates, porch framing, window casements, and sections of historic trim that have seen a century of freeze-thaw are ideal colonies. The spring swarm you see is a mature parent colony sending winged reproductives out to start new ones. Spraying the perimeter doesn't touch the colony inside the wall. The right fix is locating the parent colony (often with a thermal or acoustic inspection), treating the actual nest with non-repellent product, and correcting the moisture issue that made the wood suitable in the first place.
What's the drain fly pattern in Old Town basement-served pubs?
Small pubs and restaurants along Main Street and 1st Avenue often have basement prep and dish areas with floor drains that see organic buildup over decades. Drain flies breed in the biofilm lining those drain walls — not in water, not on surfaces. Aerosol spraying knocks down the adults but never touches the breeding source, so the flies return every 5–7 days. Our Old Town drain fly program pulls the grate, brushes the walls mechanically, applies a bio-enzymatic foam that digests the biofilm, and schedules monthly maintenance to prevent rebuild. Most pubs we take over see the issue resolved in two visits.
Are your treatments safe for historic-building interiors, art studios, and client-facing salons?
Yes. We run low-toxicity IPM protocols — targeted gel baits, crack-and-crevice treatments, and non-repellent products applied in voids, not sprayed across rooms. Historic building interiors, art and design studios with sensitive pieces, salons with chemical products and client traffic, and B&B common rooms all get the same discretion. Service is scheduled outside your client or guest hours, with documentation sufficient to answer any state-board or health-department question.
Do you handle bird control on Old Town's historic facades and church steeples?
Yes — historic bird exclusion is one of our specialties. Pigeons and starlings loaf on ledges, cupolas, awnings, and steeples across Old Town, creating sanitation issues on storefronts and religious facilities. We install stainless-steel spikes on pitched ledges, netting on recessed voids, and slope deterrents on flat surfaces — all installed to avoid damaging historic brick, limestone, or architectural trim. Sound-based deterrents get habituated to in weeks; physical exclusion is the long-term fix.
How do you service Main Street restaurants during business hours?
We don't — and that's the point. Old Town restaurant service is scheduled outside your customer and prep hours. For pubs that run dinner and late-night, we come in after close or before open. For daytime restaurants and coffee shops, we work between service rushes or before morning prep. Retail and professional offices get scheduled during off-hours or first thing in the morning. Every Old Town visit is coordinated so your customers, staff, and inspectors never see treatment in progress — documentation shows up in your email instead.
