Commercial Wildlife
What It Is

Why Commercial Wildlife Is a Structural Problem

Commercial wildlife removal in Indianapolis is different from residential animal control. On a house, a homeowner can often live with a slow-moving problem. On a commercial building — a downtown office, a Mass Ave storefront, a Fountain Square apartment, a hotel in the Mile Square — a raccoon in the attic or bats in the soffit creates insurance exposure, tenant complaints, health-department attention, and real structural damage in weeks. ProTech handles the full chain: humane removal first, then the structural exclusion and repair work that stops the next animal from getting in through the same compromised roofline, soffit, vent, or foundation gap.

Older Indianapolis building stock is the reason wildlife is so common here. Century-old brick-and-wood construction in Mass Ave, Fountain Square, Broad Ripple, Irvington, and the near-downtown neighborhoods has decades of settling, re-roofing, and added HVAC penetrations — all of which create gaps that raccoons, squirrels, and bats learn to exploit. Our inspections focus on those specific failure points, and our exclusion work is built to hold up on historic and mixed-era buildings where a one-size-fits-all vent cap is not going to do it. Commercial buildings only — we do not service single-family homes.

Who It's For

Indianapolis Buildings We Protect From Wildlife

Commercial buildings where wildlife intrusion creates tenant, insurance, and structural exposure.

In Their Words
We had a raccoon family in the attic of a Mass Ave property — tenants were hearing them every night. ProTech trapped and removed them humanely, then did the exclusion work on the soffit and roofline that another company completely missed. That was two years ago and the building has been quiet since. They handle all five of our historic properties now.

How It Works

Our 4-step commercial process.

Structured, documented, and built around the compliance standards your facility faces.

01

Structural Inspection

We inspect the full envelope — roofline, soffits, vents, chimneys, foundation — and identify every actual and potential wildlife entry point.

02

Humane Removal

We remove the target animal using species-appropriate methods and timing, including bat-safe exclusion windows outside maternity season.

03

Exclusion & Repair

In-house technicians seal every entry point with materials matched to the construction era and perform the damage repair the intrusion caused.

04

Verification Visit

We return to verify the exclusion is holding, check for new pressure points, and document the final state for your building records.

Frequently Asked

Commercial Wildlife Removal — common questions.

Why focus on exclusion instead of just trapping?+
Trapping alone does not solve commercial wildlife. The building still has the same open soffit, the same gapped vent, the same chimney without a cap — so the next animal finds the same entry point within weeks. On commercial buildings that cycle creates recurring service calls, repeated tenant complaints, and compounding structural damage. Exclusion seals the building so the trapping work actually sticks. That is why every ProTech wildlife proposal includes the exclusion scope, not just the removal.
Do you handle bats specifically?+
Yes. Bats require specific timing because Indiana regulations protect them during maternity season (roughly May through July) when young pups cannot yet fly and would die if their mothers were excluded. We perform bat exclusions outside that window using one-way excluders that let bats leave but not re-enter, followed by full soffit and gap sealing. For buildings with established colonies — common in older churches and historic downtown structures — this is the only method that both follows the law and actually solves the problem.
What about older buildings in Mass Ave or Fountain Square?+
Older Indianapolis building stock is our sweet spot. A standard vent cap or off-the-shelf exclusion product is not going to hold up on 100-year-old brick, tin roofing, or historic woodwork. Our technicians match materials to the construction era, coordinate with historic-district requirements where applicable, and flag larger restoration work for your contractor when a gap is really a roofing or masonry failure. Historic buildings need specialty work, and we plan for that up front.
Do you service single-family homes too?+
No. ProTech is commercial-only. We focus on commercial buildings, multifamily, hospitality, institutional, and mixed-use properties. That focus is why our exclusion work is dialed in for those building types — we are not splitting time with residential calls. If you are a property manager or commercial owner, we are a fit. If you are a homeowner, we will point you toward a reputable residential operator.
Can you work across a whole property portfolio?+
Yes. Portfolio Wildlife Management is built for property management companies, hotel groups, and institutional owners with multiple buildings across the Indy metro. You get annual preventive inspections, priority response when something pops up, unified reporting, and coordinated exclusion budgeting so you can plan capex rather than react to one-off invoices. Portfolio accounts also get a dedicated account lead so you are not re-explaining the buildings every call.
What kind of damage are we actually talking about?+
Raccoons tear open soffits and contaminate attic insulation. Squirrels chew wiring — a real fire risk in commercial attics. Bats leave guano accumulations that require remediation and can carry histoplasmosis. Skunks den under dumpster pads and loading docks, and the smell settles into HVAC intakes. Opossums nest in crawlspaces. Every one of those creates insurance exposure and direct repair cost — which is why we quote the damage repair as part of the exclusion proposal, not as a surprise add-on after the fact.
How fast can you respond?+
For active intrusions in commercial buildings — animal in an occupied space, bat in a guest room, raccoon in an office — we respond as a priority. Inspections are typically scheduled within the same week for most accounts, and portfolio accounts get first access to the schedule. Exclusion installation timing depends on scope, but we sequence the removal and initial sealing fast, then handle larger repair scope on a scheduled basis so your building is not left open while the full work is planned.
