What makes Aprehend® different from traditional bed bug treatment at an apartment community?
Traditional bed bug protocols require the resident to vacate for 4-8 hours (chemical) or 6-10 hours (heat), launder every soft good in the unit, bag belongings, and relocate pets. That's an expensive, disruptive ask for a paying lease-holder — and residents routinely refuse, which means the bed bugs stay. Aprehend® is an EPA-registered fungal biopesticide we apply as a targeted spray; residents don't have to leave, launder, or prep. It clears bed bugs on contact and through spore-contact transfer over 7-10 days, with up to three months of residual to catch re-introductions. For a 1-bedroom unit we're typically in and out in under 90 minutes.
How do you handle bed bugs that migrated between units?
Multi-unit bed bug work requires simultaneous treatment of adjacent units — the unit with the complaint plus units directly above, below, and on either side sharing walls. We coordinate with property management on resident notice, scheduling, and access. If a resident refuses entry, we document the refusal for your records and treat the accessible units; the refused unit becomes a monitored risk we re-approach on the next service cycle. Aprehend® residual means partial-treatment scenarios still hold ground rather than losing it.
Why do Pharaoh ants get worse after my previous pest company sprays them?
Because spraying Pharaoh ants with repellent pyrethroids triggers a defense response called budding — the colony splits into multiple satellite colonies to escape the threat. One colony becomes ten, in different wall voids. Pharaoh ants require non-repellent bait (Pre-Empt, Maxforce Quantum, or equivalent) that workers carry back to the queen, not a perimeter spray. If your previous service sprayed, expect us to take 30-45 days to consolidate and then eliminate the fragmented colonies — it's slower than starting clean, but it's the only way the problem actually resolves.
How do you coordinate with residents on treatment scheduling?
Indiana law requires advance notice for non-emergency entry into occupied units. We provide the notice template, timing, and language for your property management team to distribute 24-48 hours in advance of scheduled unit service. For bed bug calls we typically hit the scheduling window within 3-5 business days; for Pharaoh ant and German roach calls we schedule within the normal recurring service cycle unless the complaint is escalated. Resident refusals are documented for your records.
Do you provide separate pricing for common-area service vs. unit-level treatment?
Yes. Multifamily pricing separates recurring common-area service (monthly or bi-monthly exterior, trash room, amenity area, and dumpster corral treatments) from unit-level reactive service (bed bug, German roach, Pharaoh ant calls inside occupied units). Common-area service is a flat monthly rate tied to property size; unit-level service is billed per unit-call with volume discounts for properties running 10+ unit calls per quarter. That structure protects your operating budget from unpredictable unit-complaint spikes.
Can you produce HUD REAC and LIHTC compliance documentation?
Yes. HUD-assisted and LIHTC properties get service documentation formatted for REAC physical inspections and annual LIHTC recertifications. Every service includes unit-by-unit history, product applied, corrective actions, and inspector-ready digital logs. What's the summer turnover protocol for student housing and high-turnover properties?
Summer turnover (May through August for student housing, rolling for conventional properties) is the single highest-volume pest-treatment window of the year. We schedule between-lease unit inspections and treatments during the vacant window — the easiest and cheapest time to treat. Student housing properties around IUPUI, Butler, and Marian get building-wide pre-move-in prep in late July through early August. Bed bug inspection of every vacated unit before the new lease-holder moves in is the single most effective preventative step you can take.
