Sanitation & Pest Prevention — common questions.

Is this the same as regular pest control?+
No — this is prevention consulting, not treatment. Most pest companies only get paid when pests show up, so there is little incentive to eliminate the root causes. Our sanitation and prevention work is explicitly about closing the structural and operational gaps that let pests in. It pairs with an IPM program but also stands alone for clients who want a facility audit, a pre-inspection walkthrough, or an exclusion project without starting a recurring treatment contract.
How far in advance of an audit should we schedule?+
Ideally six to eight weeks before the audit date. That gives your team enough runway to close the findings we identify — ordering door sweeps, scheduling deep cleans, retraining staff, fixing drain issues — without a last-minute scramble. If your audit is sooner than that, we still recommend doing the walkthrough. Even a two-week window lets you triage the highest-risk findings, which is usually the difference between a clean audit and a written finding.
Do you actually do the exclusion work or just identify it?+
Both. Our in-house ProTech technicians handle most structural pest-proofing — dock-door sweeps, weather stripping, copper mesh in penetrations, screening, threshold seals, and similar work. For larger construction-grade fixes (replacing a dock door, rebuilding a trash corral), we coordinate with your facilities team or general contractor and verify the fix meets pest-exclusion standards when it is done.
What is a conducive condition?+
A conducive condition is anything about your facility that makes it more hospitable to pests — standing water in a drain, food residue under equipment, gaps around pipe penetrations, rooftop vegetation, overgrown landscaping, unsealed dumpsters, cluttered dry storage, or a dock door with a half-inch gap at the bottom. Auditors document these whether or not pests are present, because they are the conditions that lead to infestations. Fixing them is how you keep scores clean long-term.
Can you help if we just got dinged on an audit?+
That is one of the most common ways clients come to us. Bring the audit findings to the scope call, and we structure the walkthrough around the specific items that were written up plus anything adjacent that is likely to get flagged next time. You leave the engagement with every finding closed out, documented corrective actions, and a playbook to keep those issues from recurring in future inspections.
Do we need to already be a pest control client of yours?+
No. We do sanitation and prevention consulting for facilities that have an existing pest vendor they are happy with, for facilities that are between vendors, and for facilities that want to pair prevention with a ProTech IPM program. The consulting work stands on its own. If after the audit you decide you want us to take over recurring pest management as well, that is a separate conversation — not a requirement.
How is this different from what our facilities team already does?+
Your facilities team is excellent at running the building. They are typically not trained to look at it through a pest-pressure or auditor lens — which thresholds matter, which gap sizes matter, which sanitation misses an auditor will write up, which exclusion products actually hold up in a commercial kitchen or warehouse. We add that specialized perspective, document it in a format auditors respect, and hand the action list to your team so they can execute confidently.
